This Opua house has been designed and furnished for an art- and garden-loving family. In a world where things are forever getting less beautiful as they get bigger and more quickly made, this house in Opua is different.<BR><BR>
This Opua house is cool in the summer and warm in the winter – an energy-conserving and comfortable house. The house features solar-powered waterheating, a wood-burning fireplace with a wetback system for heating the hot water in the winter, and a semi-circular earth-brick wall around the downstairs living area which absorbs warmth by day and lets it out at night. <BR><BR>
This Opua house has custom-designed artisan-crafted furniture throughout – eclectically mixed with fine antiques. Beds have top-quality mattresses. You will sleep well in this Opua house, listening to the sounds of the sea below.<BR><BR>
In addition to the lovely open-plan indoor-outdoor living area downstairs, this Opua house features an exapnsive carpeted mezzanine floor which is particularly well-suited for reading, napping, yoga, or listening to music (great acoustics here).<BR><BR>

<P><B><U><A name="terms"></a>TERMS & CONDITIONS</B></U></P>
<P><B>MAXIMUM GUEST NUMBERS</B></P>
<P>The rental fee is determined by the number of people staying in the house. By accepting a booking, you agree to have only the prearranged number of persons staying in the house overnight.</P>
<P><B>RESPONSIBILITY FOR OCCUPANTS OF OPUA HOUSE</B></P>
<P>Full responsibility for the personal safety of the occupants of the house (including visiting guests of the renters) is assumed by the renters. <I>(The house has been issued a certificate of compliance with the NZ Building Code and is considered safe and well-built. The owners recognize, however, that the mezzanine floor, with its steep stairs and potential for a fall to the lower floor, is not suitable for very young toddlers without supervision and are concerned particularly that renters will take responsibility for young children on this property.)</I></P>
<P><B>CARE OF HOUSE</B></P>
<UL>
<LI>No pets
<LI>No smoking indoors
<LI>No outdoor shoes to be worn indoors
<LI>No food or drink to be consumed in carpeted areas of house <I>(the downstairs living/dining area has a timber floor)</I>
<LI>House must be alarmed when you leave it unoccupied <I>(you will be given a remote control for this)</I>
<LI>With the exception of the laundering of bed and bath linens, the property is to be left as you found it on your arrival</UL>
<P><B>PAYMENT & CANCELLATION FEE</B></P>
<P>A deposit of 50% of the rental fee is required to secure the booking (some flexibility on this for bookings made more than six months in advance). The balance is payable on arrival.</P>
<P>In the event of cancellation, the deposit is 80% refundable up to 7 days prior to the booking.</P>
<P>In the event of a cancellation fewer than 7 days prior to the booking commencement date, the 50% deposit is non-refundable.</P>

<P><I>The owners reserve the right to charge full compensation in the event of infringement of any of the above conditions (up to the cost of replacement of lost revenue or missing or maliciously damaged property — plus expenses incurred by the recovery of such replacement costs).</I></P>
